Property Management Junk Removal

An empty unit earns nothing. We clear what tenants leave behind — furniture, appliances, mattresses, and trash — on your turn schedule, so your crew can clean, list, and re-rent sooner.

Built for turnovers, not one-offs

Affordable Junk Removal works with property managers, apartment communities, and landlords across Middle Tennessee — from single-family rentals to multi-building portfolios. One turnover, a stacked eviction list, or recurring bulk pickup across a whole portfolio: the call is the same, and so is the reliability. We are owner-operated, licensed and insured, and set up to bill property accounts by invoice so your office never chases a payment at the curb.

What we haul for property managers

  • Tenant turnover cleanouts
  • Eviction and abandonment cleanouts
  • Appliances and furniture left behind
  • Mattresses and bulk items at dumpster pads
  • Garage and storage-unit clear-outs
  • Common-area and curbside debris
  • Recurring portfolio pickup routes

How it works

1. Send the unit

Call 615-660-3136 or send the request form with the address, access notes, and your deadline. Work orders and recurring route requests are welcome.

2. We clear it on schedule

We show up in the window we agreed on, load everything left behind into our 16-foot dump trailer (about 20.5 cubic yards), and haul it to proper disposal.

3. Photos and one invoice

Property accounts get the paperwork in one place: before-and-after photos on request and an invoice for the completed work. Your turn crew walks into an empty unit.

Real job: mattresses and junk hauled off, pad left clean

After

This is the call managers know too well: bulk items and mattresses left at the container. One visit handles what a tenant walked away from — and stops the next dumper from treating the pad as an invitation.

Frequently Asked Questions

Do you handle eviction and abandoned-unit cleanouts?

Yes — they are some of our most common property jobs. We clear everything left behind, from furniture and appliances to bagged trash, so your team can start the turn without a dump run in the middle.

Can you service several properties on a recurring route?

Yes. Managers put us on route for move-outs and bulk pickup across their communities. One call or one form covers the recurring work, and we schedule around your turns as they come up.

How fast can you clear a unit?

Scheduling is flexible and same-week turns are common. Tell us your deadline when you send the unit over and we will build the cleanout around it — stacking multiple turns in the same week is normal for us.

How does billing work for property accounts?

Property accounts are invoiced for completed work — no chasing payment at the curb. Vendor setup is quick: our insurance certificate and tax paperwork are ready to send to your onboarding contact.

Will you send photos of the finished job?

Yes. Before-and-after photos are available on request, so your records show exactly what was cleared at each unit.

Ready to get your vendor set up?

Call 615-660-3136 or send the request form. We will get your communities on the route and your next turn on the calendar.
